<p style="text-align: justify;">首先，<span style="color: #065df0;">直租当然是上上之选，无需给中介费，还可能更低价。</span>中介费通常是月租金的一半。直租的问题在于，初来乍到的同学们很多都对香港不熟，找不到房源。</p>

<p style="text-align: justify;">香港的租房市场很繁荣，主要是靠中介在运作。如果直租很难实现，就选择中介吧。</p>

<h1 style="text-align: justify;"><strong>二、如何找到梦中情房</strong><strong>（且不被坑）</strong></h1>

<p style="text-align: justify;">先去了解所在学校的房租行情，<span style="color: #065df0;">例如港大附近普遍都在6000港币以上</span><span style="color: #065df0;">。</span>再结合自己的经济状况，粗略地设置一个房租的区间，方便和中介交流符合自己预算的房子。</p>

<p style="text-align: justify;"><span style="color: #1dadff;"><strong>2. 确定合租还是单租</strong></span></p>

<p style="text-align: justify;">首先，合租和单租都能找到符合自己预算的房子，并不是说合租就一定能省钱，除非是有厅长、存在大小房或上下床这些情况。所以大家主要去考虑自己喜欢哪种方式。合租考验找舍友的运气，有人陪伴是不错的选择。单租更自由，家人过来更方便。</p>

<p style="text-align: justify;"><span style="color: #065df0;">这其中涉及三个时间点：在网上看房的时间，决定要租哪套房的时间以及签租房合同的时间。</span>同学需要自己逆向去推时间。</p>

<p style="text-align: justify;">K学姐去年准备8月15左右到港，所以想8月初或者八月中起租，那么她就需要在7月左右集中地线上看房，七月中线下看房。可以更早看房，早看房源多，好讲价。</p>
<p style="text-align: justify;">问题是，提前太早看房一般很难线下看，很多中介公司不允许中介去打扰租客。只要不是那种到香港前几天或一个星期才开始找房的，一般都可以找到心仪的，不必过于焦虑。</p>

<h1 style="text-align: justify;"><strong>三、香港租房，必须了解的小知识</strong></h1>

<p style="text-align: justify;">房屋笼统可以分为居民楼和学生公寓。</p>

<p style="text-align: justify;">居民楼包括<span style="color: #065df0;">洋楼（一般都叫作XX大厦）</span>和<span style="color: #065df0;">唐楼（通常无电梯、无安保）</span>。学生公寓是公司承包后专门租给学生的公寓，可能包水电网。进入公寓内部后走廊两边是独立的房子，有一些公共区域。</p>

<p style="text-align: justify;">通常洋楼价格会比唐楼高一些，因为房龄比唐楼新，而且有24h安保和电梯。唐楼价格更低一些，如果有同学想去看看唐楼，唐楼楼盘中也有性价比较高的选择。</p>

<p style="text-align: justify;"><span style="color: #1dadff;"><strong>2. 水电网费</strong></span></p>
<p style="text-align: justify;"> </p>
<p style="text-align: justify;">香港的水电基本是统一的价格，港岛区的电比九龙要贵2毛钱一度。电通常是1.5/度，水是5/吨。电费夏天会高一些，因为要开空调，但政府也常常会有补助。</p>

<p style="text-align: justify;">此外，网费大概是每个月人均150左右。</p>

<p style="text-align: justify;">很多同学都会好奇：香港这么贵，住深圳行不行？</p>

<p style="text-align: justify;">先说结论：可行，会累。</p>

<li>如果更想体验在香港居住的感觉，更加深度地参与香港生活，而且也想节省时间和精力，就要选择在学校附近租房。</li>

<li style="text-align: justify;">要考虑自己需不需要攒够在香港居住的天数，方便后续留学生认证或拿某地户口等，则需要具体去查询与自己适配的政策。<span style="color: #065df0;">从港大到深圳口岸，door to door大概1.5h，回到家算2个小时。CUHK更方便，距离口岸更近。</span></li>

<p style="text-align: justify;">大家可以问一下学长学姐课程一般安排在什么时候，研究生很多课程都是在晚上。</p>

<p style="text-align: justify;"><span style="color: #1dadff;"><strong>4. 租房流程</strong></span></p>
<p style="text-align: justify;"> </p>
<p style="text-align: justify;">在网上看房之后，建议亲身去看房或者在小红书/某鱼找人代看房，一般价格是150-200一套。定下来要租哪一套房之后，中介会先与同学签一个临时租约，一般会收取1个月的押金，之后签正式租约。</p>
<p style="text-align: justify;"> </p>
<p style="text-align: justify;">签正式租约的时候，双方都要在场，需要看<span style="color: #065df0;">中介的土地查册（证明土地产权）和厘引（印花税，房东和自己各付一半，大概是几百块钱）</span>。</p>

<p style="text-align: justify;">一层有多少住户？几部电梯？</p>

<p style="text-align: justify;">楼层不要选择太低（3层以下慎选），低层光线一般不太好，环境也会比较嘈杂，回南天的时候比较潮湿，容易发霉。</p>

<p style="text-align: justify;">要看房子外面是不是马路，如果是马路的话需要考虑安静与否的问题。香港的房子大多都临马路，隔音很差，一些靠山的房子、或者不临马路的房子、20层以上的房间会安静很多。</p>

<p style="text-align: justify;"><span style="color: #065df0;">有些房子白天看房可能觉得还行，但晚上安静下来后其实所有的声音会更加明显，主要看自己能否接受。如果白天的声音都无法接受，建议快逃。</span></p>

<p style="text-align: justify;">卫生间需要关注是否干湿分离，香港的很多房子还配备浴缸，看自己的需求，合租的话浴缸可能就不是那么合适。</p>

<p style="text-align: justify;">厨房部分，需要关注出租屋有没有厨房，厨房有没有排风扇。</p>

<p style="text-align: justify;">此外，香港有很多窗子是可以挂衣服的，或者客厅空间允许也可以买落地的晾衣架或者伸缩的挂墙上那种，<span style="color: #065df0;">不要把衣服挂在卫生间，很潮，也并不卫生。</span></p>

<p style="text-align: justify;">冷气机/空调：<span style="color: #065df0;">香港很多房子是冷气机，空调较少。冷气机噪声会大一些，看房的时候记得打开试一下。</span>看一下冷气机挂在外面，下雨的时候是否会砸在冷气机铁皮上劈里啪啦。</p>

<p style="text-align: justify;"><span style="color: #065df0;">有些房子不带家电，这种需要自己买。</span>一般来说在到香港之前，中介会帮忙收货。或者来了之后去电器行买也可以。没家电的房子会稍微麻烦一些，但如果房租便宜，买家电也还算划算。</p>

<p style="text-align: justify;"><span style="color: #065df0;">所有的物件，在正式签合同前都需要检查一遍，有坏的一定及时提出，让房东修好。</span>亲身教训！！！当时我租房的时候没有仔细检查洗衣机，结果到了之后发现洗衣机门是坏的，里面有很多脏东西，不得已买了台新的。</p>

<p style="text-align: justify;">香港海景房并不算稀缺，有喜欢海景的uu多找找，肯定有满意的。个每天推开窗看到大海的感觉真的挺不错。全海景难找一些，被楼挡住的半海景多。</p>
